NIC’s seniors housing update
As of 3Q10, occupancy in nursing care properties across the largest 31 metropolitan markets was 88.5%, which is down 0.6 percentage points from the same time a year ago.
While this national occupancy seems healthy considering the economic climate, there are significant variations at the metropolitan market occupancy level. Occupancy ranges from as low as 77.6% in Kansas City to as high as 95.1% in New York.
There are five major metropolitan markets with occupancy below 80%—four of these markets are located in either Missouri or Texas. The northeast contains three of the four highest occupied metropolitan markets, with Minneapolis the exception.
