As of the fourth quarter of 2012, units under construction in assisted living properties equated to 3.0 percent of the existing assisted living inventory within the top 31 metropolitan markets. Construction activity has been oscillating for more than a year, but has clearly moved past the lows established in 2009.
Within the top 31 metropolitan markets, 13 markets had construction activity equating to more than 3.0 percent of existing units inventory. As compared to existing inventory, Houston had by far the highest level of construction activity at 18.1 percent, which represented 893 units. Dallas had the second highest level of construction at 8.1 percent of existing inventory, which represented 653 units.
The five markets with the most units under construction (Houston, Dallas, Chicago, Boston, and Seattle) represented 52.1 percent of the total assisted living construction across the top 31 metropolitan markets.
