The Village of Ninnescah is located in the rural farm town of Clearwater, Kansas. The community-owned skilled nursing facility, Ninnescah Manor, recognized the need for a more diverse elderly-living environment to serve its regional area. A multiphased project, including assisted living, special care and independent living, began within the town limits. The assisted living facility was the first phase completed and helped establish the infrastructure necessary for future development.

The design approach featured a farmstead layout and offers views into adjacent cropland. Each resident room is detailed with high ceilings, window seats and large combination walk-in closet/dressing rooms.

The resident rooms are arranged around a central common area in three small wings. This layout, along with a room count of only 31, ensures short corridors and a more residential feel. The central area contains all common activities in an open plan. The kitchen opens directly to the dining area at countertop level, allowing resident participation in kitchen activities. Numerous interior sitting areas, a large front porch and a protected courtyard allow for multiple relaxing settings outside the resident rooms.
